Stone care for a city built on it
Walk into an older pub off Stonegate or a guesthouse on Bootham and the floor under your feet is often the original one: riven yorkstone flags, quarry tiles or a Victorian tiled hallway that has carried a century of boots. York has one of the densest concentrations of listed buildings in the country, and those floors are usually worth keeping. The problem is what sits on top of them, decades of wax, old varnish, failed sealers and trodden-in grime that a mop just moves around.
DynoClean has been cleaning and restoring stone since 1999. We work right across York, from Georgian townhouses on Micklegate and The Mount to limestone kitchens in newer builds out at Haxby and Copmanthorpe, and farmhouse flags in the villages towards Easingwold and Malton. Yorkstone and flagstone cleaning

We lift decades of wax, paint splash and grime with heat-assisted detergents and controlled agitation, then finish with a breathable impregnating sealer, so flags laid over lime or earth substrates can still breathe.
Limestone and travertine
Popular in kitchen extensions from Dringhouses to Strensall, and easily etched by wine, lemon juice and supermarket sprays. We deep clean with pH-appropriate chemistry, hone out light etching and scratches with diamond pads, then seal with an impregnator or a colour-enhancing sealer that enriches the natural veining.
Victorian and encaustic tiles
The patterned hallways of York's Victorian terraces and Georgian townhouses off Fulford Road, Bishopthorpe Road and Bootham. We strip failed coatings, clean out the grout lines, deal with loose sections where needed and seal with a breathable product that keeps the authentic matt finish rather than a plastic shine.

We machine clean, repair chips with tinted epoxy and matching stone aggregate for a near-invisible blend, then burnish to a consistent sheen. A planned burnish-and-reseal programme keeps busy institutional floors presentable year round.
Slate and sandstone
Hearths, conservatories, boot rooms and garden-facing kitchens across the York villages. Old topical sealers on slate flake and trap dirt; we strip them back, deep clean, then re-dress or leave a natural finish. Sandstone is cleaned gently and sealed with a breathable impregnator against everyday spills.
Floor grinding & seamless floors
We diamond-grind stone, terrazzo and concrete level, then restore or lay seamless resin and polished finishes. It removes lippage and trip edges in York kitchens, extensions and trade premises, leaving one smooth, hard-wearing surface.
Full re-grouts

Our process, start to finish
First visit and test patch
Every York job starts on site. We work out what the stone is and how it was laid, check whether old coatings are hiding the surface, then clean a sample flag so you can judge the finish yourself. The quote is written, itemised and clear.
Paperwork and protection
RAMS and COSHH documentation is prepared for every job, commercial or domestic. We mask skirtings and joinery, protect adjacent areas, and agree timings, overnight or early morning for trading premises inside the walls.
Deep clean and repair
Warm solution goes down at controlled pressure and counter-rotating brushes work it through the profile of the stone while the vacuum recovers everything in the same pass. Chips, open joints and failed grout are made good before any finish is considered.
Seal, polish and finish
Once moisture readings say the floor is ready, we agree the finish with you: an invisible impregnator, a satin sheen, or a fuller gloss built up in stages. Historic flags normally get a breathable treatment that will not trap damp beneath the stone.
Sign-off and aftercare
Before we leave you see the before and after shots side by side, with slip and gloss readings available on request. We hand over a one-page care sheet naming the cleaner to buy, the products to keep away from sealed stone, and roughly when to book a reseal.
